CASE STUDY #1

Avino

A recently completed project performed by the Reylenn team was the Avino development located in the Carmel Valley area of San Diego.  The site is a core property in the Pacific Highlands Ranch master-planned community and was slated for 473 multi-family residences with a 50% inclusionary affordable component.  To facilitate financing of both the market rate and affordable units, Reylenn negotiated a rare bifurcation agreement with the City of San Diego and the San Diego Housing Commission to de-couple the market rate and affordable components so they could be financed and developed as two separate projects with all affordable units combined into a stand-alone community.

CASE STUDY #2

SAGE CANYON

Reylenn is leading the Sage Canyon project through a multijurisdictional public review process with unique site sensitivities.  The site design program has been shaped to take advantage of the natural opportunities of the site’s hillside topography while respecting nearby established neighborhoods, surrounding wetlands, and other environmentally delicate conditions.  The project strategy also includes framing the project to meet all community expectations and the jurisdictional requirements of the City of Encinitas, California Coastal Commission, Army Corps of Engineers, Regional Water Quality Control Board, and federal/state wildfire agencies.
